How this list works
Our agents add a special here only after confirming it with a community we work with. Each entry carries two dates: the day we last checked it and the day the community says it ends.
Specials are offered by the communities, not by us. The community sets the terms and can change or end them at any time, so we confirm the details again before a special goes on your list.
When no special is current, the list stays empty rather than showing an offer we cannot stand behind. Tell us what you are looking for anyway. We ask about specials on every call we make for your list.
The rules for every special
- A special comes off this page on its end date, or 30 days after we last confirmed it, whichever comes first.
- A community we have not checked in 60 days comes off the page entirely, with its specials.
- Every special shows the same terms to everyone who asks, in every language we work in.
- We never show a special we could not confirm by phone or in writing with the community.
Before you count on a special
A special lowers what you pay. It usually does not lower the rent written in your lease, which is where a renewal starts. Ask four things first:
- Which units, floor plans and move-in dates does it cover?
- Does it require a minimum lease length, or an application by a certain date?
- Is it taken off the first month, spread across the lease, or given later as a credit?
- What happens to it if the lease ends early?
- Is it tied to a lease length, such as 13 or 15 months? Some specials are, and we tell you before you apply.
To compare a special with a lower rent somewhere else, spread its value across the months of the lease. One month free on a 12-month lease, for example, lowers the average monthly cost by one twelfth.
Your move or cash
Lease through us at a participating community, on a lease of 12 months or more, and choose 3 hours of moving with 2 movers and a truck, or cash: $400 if you found the place and registered it with us first, $200 if we search for you. Under $1,200 rent: $200 cash.

- Cash is sent after the community pays our fee, usually 30 to 90 days after you move in.
