Nothing. Properties pay locators to fill their units, usually a share of the first month’s rent, and only once you have signed and moved in. None of it is added to your rent.

Neighborhoods in Frisco
Three gates into Frisco, each on the map. The Star and Stonebriar have their own pages; Downtown Frisco, the Rail District, is the section below.
Downtown Frisco, which the city calls the Rail District, is the original town along Main Street and the BNSF railroad. Frisco began in 1902 as a water stop for steam locomotives on the St. Louis–San Francisco Railway, known as the Frisco. The Postal Service turned down the first name, Emerson, so in 1904 residents chose “Frisco City” after the railroad, later shortened to Frisco.
The city has finished rebuilding the district under a downtown master plan approved in 2018. Main Street has a new streetscape made for walking, Elm Street gained on-street parking, a public parking garage went in, and the 4th Street Plaza, a rail-themed gathering space with room for live music, is open (City of Frisco, October 2026).
There is no train station downtown, and Frisco is not a DART member city. Look here if you want to live near shops and restaurants on a Main Street you can walk.
Frisco began in 1902 as a water stop on the St. Louis–San Francisco Railway.
Residents picked the name “Frisco City” in 1904, after the railroad.
The downtown master plan was approved in 2018, and the rebuild of the Rail District is complete.
Frisco is not a DART member city. It runs GoZone, an on-demand ride with DCTA that connects to DART at the Northwest Plano Park & Ride.
Getting around
No DART rail or fixed-route buses: Frisco isn’t a DART member city.
Highways: the Dallas North Tollway, the Sam Rayburn Tollway (SH 121), Preston Road (SH 289) and US 380.

Moving to Frisco
If you are moving from another city, here is the Census picture for Frisco. Median gross rent, utilities included: $1,754 for a studio, $1,675 for one bedroom, $2,185 for two and $2,624 for three (U.S. Census Bureau, ACS 2020–2024 5-year estimates). Those medians count houses for rent as well as apartments.
Plan on a car. Frisco has no DART rail; the nearest DART trains are on the Red Line, which ends at Parker Road station in Plano, by US 75. GoZone, an on-demand ride run with DCTA, covers about a third of Frisco on weekdays from 6 a.m. to 6 p.m., and it also runs to DART’s Northwest Plano Park & Ride (City of Frisco and DCTA, October 2026).
Without traffic, downtown Dallas is about 34 min by car down the Dallas North Tollway, DFW Airport about 35 min, and the Legacy West job center in Plano about 8 min. Las Colinas in Irving is about 34 min.
Most of Frisco is in Frisco ISD, and parts of the city are in Prosper ISD, Lewisville ISD and Little Elm ISD. Ask the district which school serves an address before you sign.

01
CALLS
Apartment inventory changes. We call the property before presenting a place instead of publishing a stale listing page.

YOUR LIST, YOUR RULES
Steering a client toward a property for our own benefit is a breach of a broker duty in Texas, not a matter of preference. If you rule an option out, tell us in writing and it stays out.
03
DATED
Every rent on this page shows its source and date. Community rents and specials show the day we checked them; a special comes down 30 days after its last check, and a community we haven’t checked in 60 days comes off our pages.
