• We are not your landlord. We do not own, operate or manage any apartment community. Your lease is between you and that community, and only they can set or change its terms.
• We are not a party to your application. We help you arrive prepared and hand the paperwork in, but we do not approve, deny or appeal anything.
• We do not set prices or hold units. Rents, specials and vacancies belong entirely to each community. Nothing we send you is an offer, a reservation or a binding quote.
• We are not a legal, credit, tax or immigration service. When your question is outside our lane, we say so instead of guessing.

Availability and pricing come from outside data providers and from the communities themselves. We do not control that information and cannot verify every line: a unit that is open in the morning can be leased by the afternoon, and a special can end without notice. Treat anything you see here or receive from us as a starting point, not a promise. When something on your short list matters to you, we confirm it with the community before you drive out there.

Every community sets its own screening standards: income, credit, rental history, background, pets, occupancy limits. Those standards are theirs, not ours. We can tell you what a community usually asks for and help you put a clean application in front of them, but we have no influence over the outcome.

• Give us real information. A budget or a move-in date that is not the real one costs you tour days you cannot get back.
• Tell us before you tour or apply on your own. Many communities credit only the locator you name when you first register a visit.
• Use the site for your own search. Do not scrape it, republish what is on it, or use anything here to send unsolicited messages.
• Be straight on applications. We will not submit information we know to be false.
• Be 18 or older. This service is for adults who can sign a lease.

We comply with the federal Fair Housing Act and with Texas fair housing law. We do not discriminate, and we will not accept instructions to steer any search, on the basis of race, color, religion, sex, disability, familial status, national origin, or any other protected characteristic.

Nothing in these terms limits any liability that cannot be limited under applicable law, including any obligation owed under the Texas Real Estate License Act or the rules of the Texas Real Estate Commission.

These terms are governed by the laws of the State of Texas, without regard to its conflict of law rules. Any dispute arising out of these terms or of our service will be brought exclusively in the state or federal courts located in Dallas County, Texas, and you and we consent to the jurisdiction of those courts.

We may update these terms. When we do, we post the new version on this page and update the date at the top. Continuing to use the service after that means you accept the updated terms.
