Nothing. Properties pay locators to fill their units, usually a share of the first month’s rent, and only once you have signed and moved in. None of it is added to your rent.

Living in Grand Prairie

Three facts about the city before the numbers. Rents follow, with their source and date.

  1. Between the two downtowns

Grand Prairie sits about 13 miles west of downtown Dallas and reaches into four counties: Dallas, Tarrant and Ellis, plus a small piece of Johnson. Interstates 20 and 30 cross it east to west, and State Highway 161, the President George Bush Turnpike, runs north to south.

  2. Named by the railroad

    A. M. Dechman founded the settlement in 1863. The Texas and Pacific Railway arrived in 1876, and in 1877 the town took the name the railroad already used for its stop: Grand Prairie.

  3. No DART, a ride by app

Grand Prairie declined to join DART in 1984. Since April 12, 2022 the city has run Via Grand Prairie, an on-demand shared ride booked in an app or by phone, which connects with West Irving station on the Trinity Railway Express.

Neighborhoods in Grand Prairie

Two parts of Grand Prairie have their own sections below: Epic Central, off State Highway 161, and Lake Ridge, by Joe Pool Lake. We search the rest of the city too.

Epic Central

Epic Central, which spells itself EpicCentral, is a 172-acre entertainment district off State Highway 161, just north of Interstate 20. Its anchor is Epic Waters, an indoor water park of 80,000 square feet under a retractable roof, open since January 2018. Around it sit a playground called PlayGrand Adventures, open lawns, trails around a lake, restaurants, hotels and a convention center.

For a renter, the point is having that much to do a few minutes from home while living in the middle of the metro. From Epic Central, downtown Dallas is about 20 min by car away, downtown Fort Worth about 28 min by car and DFW Airport about 20 min by car. There is no rail stop here.

Start your list here if you want a lake path for the evening walk and a highway at the end of the street. Tell us how close to the district you want to be, and we check which communities around it have units open this month.

Lake Ridge

Lake Ridge is the south of Grand Prairie around Lake Ridge Parkway, the road that starts at Interstate 20 and runs south past the northwest side of Joe Pool Lake. The lake covers 7,740 acres. Water began to fill it in January 1986, and it was full by June 1989.

The city runs two parks on the lake. Lynn Creek Park covers about 784 acres of the northwest shore, and Loyd Park has campsites by the water. Lynn Creek Marina, with boat slips and a restaurant, sits just off Lake Ridge Parkway near the entrance to Lynn Creek Park.

Lake Ridge Parkway meets I-20 less than two miles south of Epic Central, so the interstate is the way out toward both downtowns: downtown Dallas is about 20 min by car by car and downtown Fort Worth about 28 min by car. There is no rail nearby. Start your list here if a longer drive is a fair trade for living near the water.

What we actually do in Grand Prairie

Three things happen here that a listing grid cannot do for you.

  1. 01

    CALLS

Apartment inventory changes. We call the property before presenting a place instead of publishing a stale listing page.

  2. 02

    YOUR LIST, YOUR RULES

Steering a client toward a property for our own benefit is a breach of a broker duty in Texas, not a matter of preference. If you rule an option out, tell us in writing and it stays out.

  3. 03

    DATED

Every rent on this page shows its source and date. Community rents and specials show the day we checked them; a special comes down 30 days after its last check, and a community we haven’t checked in 60 days comes off our pages.
