Where it is
A development around North Lake, in an exclave of the city of Dallas on Coppell’s southern edge. It is part of Dallas, not Coppell; we list it on the Coppell page because most renters look at them together. North Lake covers about 800 acres, 2 miles southeast of Coppell. Its ZIP code is 75019, the same as Coppell’s.
What is here
Offices, apartments and shops around North Lake; the developer, Billingsley Company, describes a 1,600-acre master plan with The Sound, a lakefront stretch of restaurants and an amphitheater. Mr. Cooper has its headquarters here, and Crunchyroll (formerly Funimation) moved to Olympus Boulevard in 2021.
Getting around
Cypress Waters station on the DART Silver Line, on Belt Line Road near the northwest corner of the area, with a park-and-ride used by Coppell commuters. The line was routed into Cypress Waters because Coppell is not a DART member. Trains run west to DFW Airport and east to Carrollton, Addison, Richardson and Plano. The station opened on October 25, 2025, with 190 parking spaces.

North Lake is older than the neighborhood. Work on its dam began in 1956 and ended in August 1957: the lake was built to cool a Dallas Power & Light plant. Billingsley bought the land to the south in 2004; a lawsuit over the plans was settled in 2008, and after the housing crisis, building began in 2013. The lake has three islands, and only one stands above the water.
