What is here
UT Dallas, a 645-acre campus with about 30,000 students (fall 2024). The apartments on campus are owned by the university; this page covers apartments off campus. Synergy Park, at 3000–3030 Waterview Parkway on the north side of campus, is an office and data-center complex built in 1989, and the university uses part of it. Across Floyd Road, at Synergy Park Boulevard, a block of apartments with shops on the ground floor opened in 2016 on land the university leases out.
Getting around
UT Dallas station, just north of campus, is on the Silver Line west to Addison, Carrollton and DFW Airport and east to CityLine and Plano. Rutford Avenue was extended over the tracks to reach it. By car: the President George Bush Turnpike runs along Richardson’s north edge.
The station is at 3416 Waterview Parkway and has a surface parking lot of about 250 spaces.

One to three stops from campus
If the streets around campus are full or over your budget, the Silver Line widens the search. Stops are counted from UT Dallas station.
CityLine
One stop east
CityLine/Bush station adds the DART Red Line to the Silver Line, so one address covers both campus and downtown Dallas. Apartments here sit among offices, shops and restaurants where the Bush Turnpike meets US 75.
Galatyn Park
One change
Ride the Silver Line one stop to CityLine/Bush, then the Red Line one stop south. Galatyn Park station sits next to the Eisemann Center, where the Richardson and Plano symphony orchestras play.
Addison Circle
Two stops west
Past Knoll Trail, Addison station is on Arapaho Road, beside Addison Circle Park. Addison is a small town with a long list of restaurants, and the Dallas North Tollway runs through it for the days you drive.
Downtown Carrollton
Three stops west
Downtown Carrollton station is where the Silver Line meets the DART Green Line, which runs south to Farmers Branch, Love Field and downtown Dallas. Carrollton’s historic square is next to the station.
Plan around the timetable, not the map. Silver Line trains run about every 30 minutes at weekday rush hours (5 to 9 a.m. and 3 to 7 p.m.) and about once an hour at other times and on weekends, from about 4 a.m. to 1 a.m. on weekdays. A place two stops away with an hourly train can take longer than a ten-minute drive.

Renting near campus
Four things to settle before you apply:
- Lease dates. Most leases run 12 months. For an August start, write to us about two months ahead: most communities hold a unit only 45 to 60 days before move-in.
- Income. Each community sets its own income rule. If you don’t meet it yet, ask whether it takes a co-signer or a guarantor service; we check that before you apply.
- From outside the US. Whether a community accepts applicants without a US credit history or a Social Security number is its own rule. We find out before you pay an application fee.
- Roommates. Ask whether each roommate applies separately and whether income is counted per person or together.
On-campus housing is run by the university, and you apply for it there. Approval off campus is always the community’s decision; we never promise it.
Your move or cash
Lease through us at a participating community, on a lease of 12 months or more, and choose 3 hours of moving with 2 movers and a truck, or cash: $400 if you found the place and registered it with us first, $200 if we search for you. Under $1,200 rent: $200 cash.
- Participating communities only.
- Rewards apply only at participating communities.
- Check with us first.
- Before you visit, call or apply, ask us. We confirm in writing whether your community participates and what your reward is.
- We pay when the community pays us.
- Cash is sent after the community pays our fee, usually 30 to 90 days after you move in.
Questions about UT Dallas
- Is there a train to DFW Airport?
- Yes. The Silver Line runs from UT Dallas station to DFW Airport, Terminal B, with no transfer: six stops. DART’s June 2025 fact sheet projected the ride at about 44 minutes.
- Can I get to downtown Dallas without a car?
- Yes, with one transfer: the Silver Line one stop east to CityLine/Bush, then the DART Red Line south, about 9 min in all.
- When should I start looking for an August move-in?
- About two months before. Earlier than that we can shortlist areas and policies, but not reserve a unit. If you are coming from abroad, write to us sooner so we can check the documents each community wants.
- Do communities here accept co-signers?
- It depends on the community. We check whether each one takes a co-signer, a co-signer who lives outside Texas or outside the US, or a guarantor service, before you apply.
- Do you find apartments on campus?
- No. UT Dallas runs its own housing, and you apply for it with the university. We find private apartments off campus.
- Is AptViva free?
- Yes. The community pays us after you move in, and nothing is added to your rent.
