How to read this guide

These are the 17 cities we cover outside Dallas itself. Some are suburbs in the usual sense; Fort Worth and Arlington are large cities with downtowns of their own, and Grand Prairie sits between the two. Each entry gives the same three things: what rent costs, how far the drive is, and which trains or transit you can use.

Rent is the Census median gross rent, which adds utilities when the renter pays them and covers every kind of rental, houses included. Drive times without traffic, checked October 2026; rush hour adds time. We refresh them twice a year. Cities follow the order of our Areas we serve page. Nothing here ranks them, and nothing describes who lives where.

In smaller cities the survey has fewer homes to work with, so the margins of error are wider; we point them out where they matter. For the city of Dallas and its neighborhoods, see Dallas neighborhoods compared.

The 17 cities

  1. Fort Worth

Fort Worth is a major city in its own right rather than a suburb: the county seat of Tarrant County, covering nearly 350 square miles and reaching into Denton, Johnson, Parker and Wise counties.

Median gross rent: $1,252 for a one-bedroom and $1,483 for two bedrooms.

Two commuter lines start downtown, at Fort Worth Central Station on Jones Street. The Trinity Railway Express runs east to Union Station in Dallas, with stops in Irving and at CentrePort/DFW Airport; TEXRail runs northeast through North Richland Hills and Grapevine to DFW Airport Terminal B.

By car, downtown Dallas is 41 min by car to downtown Dallas away. If you will work in Fort Worth, its city page measures commutes to downtown Fort Worth instead. Apartments in Fort Worth

  2. Grand Prairie

Grand Prairie stretches between Dallas and Fort Worth across Dallas, Tarrant and Ellis counties, with a small part in Johnson County.

Median gross rent: $1,396 for a one-bedroom and $1,671 for two bedrooms.

The city declined to join DART in 1984 and has no rail station. Since April 2022 it has run Via Grand Prairie, an on-demand shared ride that connects with the Trinity Railway Express at West Irving station.

Most trips start on the highway: downtown Dallas is 41 min by car to downtown Dallas and downtown Fort Worth Maps: minutes by car to downtown Fort Worth, weekday 8 a.m.. If your week is split between the two downtowns, it is worth pricing. Apartments in Grand Prairie

  3. Irving

Irving lies between Dallas and DFW Airport, in Dallas County, and part of the airport is inside its limits. It is a DART member city.

Median gross rent: $1,431 for a one-bedroom and $1,736 for two bedrooms.

Rail runs through it two ways. The Orange Line crosses Las Colinas, with stations that include University of Dallas, Las Colinas Urban Center, Irving Convention Center and Belt Line, and ends at DFW Airport Terminal A. The Trinity Railway Express stops at Downtown Irving/Heritage Crossing and at West Irving.

Downtown Dallas is 41 min by car to downtown Dallas by car. Las Colinas, a business district planned from 1972, has its own page. Apartments in Irving

Median gross rent: $1,226 for a one-bedroom and $1,531 for two bedrooms.

The city has no fixed-route buses or trains. It runs Arlington On-Demand instead: a shared ride you book in an app or by phone, covering the whole city and running to CentrePort station on the Trinity Railway Express and to the Eastchase Parkway area of Fort Worth, where it meets Trinity Metro buses. The first version of the service started in December 2017.

Its transit is on demand: GoZone, a shared ride run with the Denton County Transportation Authority, takes bookings in real time in an app and connects with DART at the Northwest Plano Park & Ride. DCTA also runs a paratransit service for eligible residents, and a downtown shuttle with thirteen stops, the Rail District Boxcar, has run since June 2026.

Median gross rent: $1,494 for a one-bedroom and $1,879 for two bedrooms.

No passenger trains stop here; the rail line through town carries freight only. The McKinney Urban Transit District, branded Collin County Transit, offers curb-to-curb rides, run with DART, for older, disabled or low-income residents.

For most people the commute is a drive: downtown Dallas is 34 min by car to downtown Dallas on US 75. Craig Ranch has its own page. Apartments in McKinney

Richardson lies directly north of Dallas; about two-thirds of it is in Dallas County and the northern third in Collin County. The President George Bush Turnpike runs along its northern edge.

Median gross rent: $1,643 for a one-bedroom and $2,046 for two bedrooms.

Median gross rent: $1,373 for a one-bedroom and $1,808 for two bedrooms.

There is no passenger rail station in Euless, and the city is not a DART member. Voters took Coppell out of DART in 1989, and the city has no fixed-route buses. The Silver Line passes through, but as Coppell is not a member, its station, Cypress Waters, sits in a piece of Dallas that borders the city. Part of the airport’s property lies inside Coppell.

By car, the airport terminals are 27 min by car to the DFW Airport terminals and downtown Dallas 27 min by car to downtown Dallas. Cypress Waters has its own page. Apartments in Coppell

By car, the airport terminals are 27 min by car to the DFW Airport terminals and downtown Dallas 27 min by car to downtown Dallas. Apartments in Flower Mound

Where the trains run

Nine of the 17 have a passenger rail station inside city limits: Fort Worth, Irving, Plano, Addison, Lewisville, Richardson, Carrollton, Grapevine and Farmers Branch. In Grand Prairie, Arlington, Frisco, McKinney, Euless, Coppell, The Colony and Flower Mound, no train stops in the city, and the commute is a drive or an on-demand ride.

Three agencies run the trains: DART, Trinity Metro and the Denton County Transportation Authority. DART and Trinity Metro own the Trinity Railway Express between the two downtowns half and half. Our guide to getting around DFW by train explains how the lines connect.

Choosing between them

Start from where you will work or study, then the budget. Two cities at the same rent can mean very different mornings, and a station inside the city line helps only if the train goes where you need to be. Tell us the address and we compare the drive and the train from each place on your list.

Once you have picked a place, the 3 hours of moving we include at participating communities cover a local move, inside Dallas-Fort Worth. Restrictions apply. See terms

Tell us which cities you are weighing

Name two or three of these cities, or just your office address, plus your move date and budget. A licensed agent calls the communities that fit and sends back a list you can compare. It costs you nothing; the community pays us.
