Who we are

Viva Apartment Locator is an apartment locating service for the Dallas–Fort Worth area. Viva Apartment Locator is a registered assumed name (DBA) of Oikos Property Services LLC, a licensed Texas real estate broker. Our service is free to renters: the apartment community pays a referral fee when a lease is signed.

This policy explains what we do with the information you give us when you ask us to help you find an apartment. It applies to this website, to our forms, and to the calls, texts and emails we exchange with you.

What we collect

We only ask for what we need in order to search for you:

Your name — so we know who we are talking to and can register you correctly with a community.
Your phone number — so we can call or text you about your search.
Your email address — so we can send you your short list and written follow-ups.
Your move-in date — so we only show you units that are actually available when you need them.
Your monthly budget — so the options we send are ones you can sign.
The areas you are interested in — so we search the right part of the metroplex.
The unit size you need — studio, one bedroom, two bedrooms, and so on.
Your preferred language — so the person who calls you speaks it.
Anything else you choose to tell us during your search, by phone, text or email — pets, parking, a work address you want to be near, or screening details you decide to share.
Basic technical data — standard web server records such as browser type, approximate location and the pages visited, used to keep the site working and to understand which pages people find useful.

We do not ask you for your Social Security number, your bank details or your credit report. If an apartment community needs those to process an application, you provide them directly to that community, never to us.

Why we collect it

To build your short list and get back to you quickly.
To schedule tours and to be named as your locator on your application, which is what allows the community to pay us and keeps the service free for you.
To follow up with you while you are searching, at the cadence you agree to.
To keep the records a licensed Texas real estate broker is required to keep.

SMS Communications & Opt-In

Viva Apartment Locator (a DBA of Oikos Property Services LLC) may send text messages to phone numbers provided to us. You consent to receive these messages by submitting a form on this website with the SMS consent box checked, or by contacting us by phone or text.

What we send: replies to calls and messages you send us, confirmations of requests you submit, and updates about your apartment search.

Frequency: message frequency varies based on your activity. Message and data rates may apply.

How to stop: reply STOP to any message to opt out at any time. Reply HELP for assistance, or contact us at info@aptviva.com.

Your information: we do not sell your personal information. Mobile phone numbers and SMS consent are never shared with third parties or affiliates for their own marketing purposes.

You can update or remove your information at any time by contacting us.

Who we share it with

Only where it is needed to do the job you asked us to do:

Apartment communities you ask us to contact or tour, so they can register your visit and process your application.
The service providers that run our tools — our customer records system, our website host, and the data provider whose availability we search. They may only use your information to provide those services to us, and not for their own purposes.
Anyone the law requires, if we receive a valid legal request.

We do not sell your personal information. We do not rent or trade your contact details to advertisers or lead brokers.

Cookies and analytics

This site uses cookies that are necessary for it to work, and standard web analytics that tell us how many people visited a page and how they arrived. That information is aggregated and is not used to build an advertising profile of you. Most browsers let you block or delete cookies in their settings; the site will still work if you do.

How long we keep it

We keep your search information while you are looking, and afterwards for as long as we may still need it in connection with a lease you signed through us. After that we delete it, or keep only what our record-keeping obligations as a licensed broker require.

Updating or deleting your information

You can ask us at any time to show you what we hold about you, correct it, or delete it. You can also ask us to stop contacting you and we will. Write to us at info@aptviva.com and we will take care of it. We answer in English or Spanish.

Children

Our service is for adults who can sign a lease. We do not knowingly collect information from anyone under 18.

Changes to this policy

If we change this policy we will post the new version on this page and update the date at the top before the change takes effect.
